Windsor, CT — Frank Hird, SIOR and Carol Karney of O,R&L Commercial, LLC brokered the Lease of 123 Day Hill Road, Windsor, CT. The 330,000 square feet industrial building sits on 52 acres and will was leased to Specialty Printing, a company who prints labels for everything from prescription bottles to groceries and beer cans. The building offers 267,480 square feet of manufacturing space and 62,520 square feet of office (flex) space, and has nine exterior and four internal docks, nine drive-in doors and multiple overhead cranes. The property which has only been on the market for 6 months, was most recently occupied by international contractor Permasteelisa. There have been multiple inquiries from companies interested in occupying portions of the building, according to Frank H. Hird, SIOR, vice president of O,R&L Commercial, but Industrial Realty Group, the building owner, preferred to lease to a single tenant. The lease represents a major growth for Specialty Printing.

The company plans to completely move its manufacturing, distribution and headquarters from 3 buildings totaling 150,000 SF in East Windsor by the end of the year. It will immediately occupy 220,000 SF at 123 Day Hill, with room for expansion and anticipated growth, according to Joseph O’Brien, Specialty’s vice president of finance. “We continue to add capacity,” O’Brien said. “We continue to grow the business. This is a big step forward for us.” Specialty has indicated that this will be the largest label plant in the Northeast U.S.

In addition to its East Windsor operations, the company runs a tech office in Tampa, Florida, and a support office in Troy, Ohio. The out-of-state offices will not be impacted by the move, O’Brien said.

The move will lead to the elimination of some redundant positions, but Specialty is hoping to use displaced staff to fill some open positions, O’Brien said. The 300-employee company is consistently looking for staff and currently has about 20 open positions, he said.
