Overview

Founded in 1990, O,R&L has since grown to 1000 plus employees companywide in four divisions: Commercial Brokerage, Construction, Facility Management Services and Facility Maintenance, in multiple locations throughout the United States with headquarters located in Connecticut and Florida. Throughout this period O,R&L has cultivated a database of investors and commercial tenants and has built relationships with many companies and municipalities. 

Unique to O,R&L is the alliance between the four divisions. Our integrated business services of Brokerage, Construction, Property Management & Maintenance work together to analyze your business needs, identify appropriate alternatives, examine the cost of retro-fit or new construction, and create an on-going budget to maximize efficiency while minimizing operating expenses. Comprising a staff of construction personnel, facility managers, program managers, facility engineers and maintenance mechanics, additional layers of comprehensive management technologies are provided allowing for modern, efficient and cost effective building management. 

Each division is supervised by one of the four partners in his area of expertise. The partners have a successful background in advising investors, corporations and public institutions on the complex issues affecting business owners and managers. O,R&L Construction offers complete commercial construction services including construction management, design build, general contracting, construction consultation and sustainable building. We are experienced in all aspects of new construction, integrated design development, sensitive occupied renovations, high performance fit-outs and alternate energy installations. 
Clients include healthcare, laboratory, corporate, education, industrial and special projects including community non-profit. Current and completed projects include hospital renovations, medical office buildings, laboratory space, corporate offices, tenant fit-outs, manufacturing/ industrial expansions, mixed-use/retail retro-fits and educational buildings. 
We Manage It 
O,R&L Facility Services is a full service facility/property management, maintenance, janitorial and environmental services company. O,R&L’s Facility Services division portfolio includes over $8 billion in real estate net worth featuring first class, high profile facilities up and down the east coast. O,R&L employs over 1,000 technical and professional employees. 
O,R&L provides a comprehensive roster of services designed to efficiently and economically operate sophisticated real estate investment portfolios, class-A high rise facilities, public assembly facilities, healthcare facilities, educational facilities, colleges and universities as well as numerous other private and public entities. We Maintain It 
In 1999, O,R&L started its own Housekeeping and Environmental Services division. This is a unique arrangement for a Facility Management Company, but was created due to our disappointment with the services of contract cleaning companies. 
O,R&L has implemented Cleaning for Health programs for all of our clients, and is dedicated to improving a building’s environment through implementation of best practices, green cleaning products, janitorial training programs, and a Quality Assurance Program that is dedicated to continuous improvement. This philosophy and methodology covers all aspects of maintenance, janitorial and grounds services.
