The design build method is a collaborative process between the owner, builder and design team. This turn-key approach allows the owner to establish scope, budget and design through one entity, the design builder. The design builder will coordinate and manage a team of professionals to procure an entire construction project. This method facilitates clear up front communication, efficient planning and successful results.

A view from above	85 & 91-103 Main Street Redevelopment Branford, CT Project Type: Design Build Designers: Architecture & Engineering - BL Companies, Structural - Michael Horton Associates Contract Amount: 3M Completion Date: 1/30/2011 Demolition, renovation and construction of an existing shopping center at the entry to downtown Branford. This Design Build project includes coordination of design consultants, state and local permitting and extensive site rehabilitation. The shopping center will be renovated and expanded to include a newly designed high-end facade improving the street presence.
	155 Thomaston Avenue Waterbury Project Type: Design Build Designers: Lazarus & Sargeant Architects, MPH Engineering, Michael Horton Associates Completion Date: 6/15/2010 Renovation and construction of a retail fit-out to a shopping center in Waterbury. This Design Build project includes demolition of existing space, redesign to the new electric, insulation and lifesaving upgrades. The design will also incorporate the addition of a rear roof canopy for deliveries and shipping.
	GKN Aerospace Services Structures Corp. Cromwell Project Type: Design Build Completion Date: 6/7/2010 A 16,000 sf manufacturing and office fitout and renovation of an existing industrial building to accomodate detailed and confidential manufacturing processes. This Turn-Key Design Build project incorporated fast track architectural and MEP design and coordination of highly technical manufacturing equipment, building renovation, structure, electric upgrades, process piping and phasing. The team of O,R&L Construction and O,R&L Commercial facilitated a design build lease arrangement that met the tenant's upgraded space requirements within 90 days. This project continues to proceed into additional phases of construction including the incorporation of a new entrance, ADA accessibility, additional office space and extensive site work renovation.
	Hartford Medical Group Wethersfield, CT Project Type: Design Build Designers: Innovative Engineering Services, Michael Horton Associates, Inc. Contract Amount: 5M Completion Date: 1/5/2010 O,R&L Construction recently completed the construction of a multi-tenant medical building on time and on budget. This 19,000 sq ft design build project is located on a previously developed commercial site. 	Zane's Cycles Branford, CT Project Type: Design Build Designers: Ed Johnson - Architect, Innovative Engineering Services, Michael Horton Associates, Inc. Contract Amount: 2M Completion Date: 8/30/2008 O,R&L Construction was the Design Builder for the new location of Zane's 12,000 sq ft multi-tenant retail space. The eco-conscious building incorporates PV solar panels, a windwheel, high performance insulations and mechanical systems. Completed OR-26	Hospital of Saint Raphael New Haven, CT Project Type: Design Build Contract Amount: 2.5M Completion Date: 7/15/2008 Design and construction of a new state-of-the-art operating room on the second floor of the Hospital of Saint Raphael. Sister Louise Anthony floor 2	Hospital of Saint Raphael New Haven, CT Project Type: Design Build Designers: Innovative Engineering Services Contract Amount: 1.3M Completion Date: 1/30/2008 O,R&L Construction renovated the SLA-2 (Sister Louise Anthony floor 2). 	Electric Cable Compounds (ECC) Naugatuck, CT Project Type: Design Build Contract Amount: 3.6M Completion Date: 9/30/2006 40,000 square foot new construction. Exterior view of dealership	Branhaven Chrysler Jeep Branford, CT Project Type: Design Build Designers: BL Companies Contract Amount: 4M Completion Date: 6/30/2004 Design/Build project of 25,000 square foot corporate headquarters and auto dealership for Branhaven Chrysler Jeep. Included in the design were 18 service bays, a specialized sub-grade exhaust evacuation system, auto doors, inground specialty lift equipment, a 3,000 square foot parts department, a retail speed shop and auto showroom. Completed building	Kellogg Marine Supply Old Lyme, CT Project Type: Design Build Designers: Matthew Williams, Architect Contract Amount: 5.5M Completion Date: 3/1/2002 Design/Build construction of a 92,000 square foot state-of-the-art corporate distribution facility for Kellogg Marine Supply, the largest marine supply distributor in the northeastern USA. Designed as a clear-span building, (the first ever constructed in the northeastern USA by Metallic Corporation), elements included a 2000 square foot mezzanine, 42' eaves, 21 loading bays, specialized tight tolerance concrete floors and a custom Johnson air rotation system. 	Cidra Corporation Wallingford, CT Project Type: Design Build Contract Amount: 7M Completion Date: 11/1/2001 Renovation to 40,000 square feet of a warehouse into high tech optical component manufacturing space. The scope of work included class 10K and 100K clean rooms, industrial gas distribution systems, environmental control systems incorporating tight temperature and humidity controls, sophisticated computerized environmental control systems and high end finishes.
Aerial View of corporate campus	Williams Distributing Chicopee, MA Project Type: Design Build Designers: S/L/A/M Collaborative - Architect, BVH Engineering Contract Amount: 5M Completion Date: 6/1/2001 New construction of a 90,000 square foot state-of-the-art distribution facility for Williams Distributing. The pre-engineered structure, a clear span, no-column design included 26 loading docks, 10,000 square feet of corporate office space and specialized draft coolers for storage of the company’s non-pasteurized product. The exterior building was sheathed with precast insulated Rockwall IPS panels supplied by IPS/Metallic Building Company. The building site was located on a 30 acre undeveloped parcel requiring complete excavation, multiple access roads and parking for truck fleets and other vehicles. 20,000 sq ft design-build new office facility	Precision Computer Services (PCS) Shelton, CT Project Type: Design Build Designers: Matt Williams, Architect Completion Date: 7/30/1999 New construction of a 20,000 square foot corporate facility for Precision Computer Services (PCS). The project included corporate offices and a high tech service and support center. O,R&L completed an interior fit-out at the facility for use as a Disaster Recovery Room for protection of client data. This project was a state-of-the-art, climate controlled, clean environment space.

	National Filter Media Corporation Wallingford Project Type: Design Build Designers: BL Companies Completion Date: 12/1/1998 New construction of a 33,000 square foot design build project for National Filter Media. A pre-engineered Metallic building was constructed including a 6,000 square foot mezzanine area. O,R&L Construction turn-keyed this building in the form a 1031 tax exchange to NFM.
	Centrix, Inc. Shelton, CT Project Type: Design Build Designers: Tecton Partnership Contract Amount: 1.75M Completion Date: 10/1/1998 25,000 square foot design build addition to existing structure for a high-tech medical manufacturing/office and dental surgical facility.
	Vero Electronics, Inc. Wallingford, CT Project Type: Design Build Designers: Tecton Partnership Completion Date: 11/1/1996 New construction of a manufacturing facility. Phase 1 - approximately 60,000 square feet of space designed with high wattage electrical service specific to Vero’s needs. Phase 2 - included 45,000 additional square feet including office, manufacturing and shipping/receiving space.
